    Bill Summary for *SB0086 / HB1336

    This bill requires that any developments proposed with a concept plan for persons aged 55 years or more include certain amenities in 25 percent of private dwellings and 100 percent of rental dwelling units. The mandatory amenities would be:

    (1) Parking spaces located no more than 100 feet from each accessible entrance to a dwelling, including every entrance of a multi-entrance building;
    (2) The minimum general requirements for housing for disabled persons as determined by the American National Standards Institute ("ANSI") and subject to certain preferences of the homeowner; and
    (3) Specified number, size, and distance requirements regarding bathrooms, shower stalls, toilets, electrical control switches, and remote communication devices.

    This bill would apply in any county or municipality that has adopted building codes. This bill would not apply to any nursing home, assisted living facility or other residential facility licensed by the board of licensing health care facilities, or public housing.

    This bill would take effect January 1, 2008.
